To be eligible for a Texas real estate license, you must be a U.S. citizen or lawfully admitted noncitizen and 18 years or older. Additionally, you must adhere to the standards for honesty, trustworthiness, and integrity set by the Texas Real Estate Commission (TREC). The commission oversees many aspects of the Texas real estate industry, including licensing and education for agents. Here are the five steps required by TREC to get your license:
#1: Enroll in Pre-License Courses
Take 180 hours of pre-license courses from a TREC-approved education provider and pass the proctored exams at the end of each course. These courses will equip you with the fundamentals of real estate principles, legalities, and financing, helping you to pass the Texas real estate license exam. License Classroom offers convenient online courses, with the required proctored exams included at no additional cost with their pre-license course package.
#2: Submit an Application to TREC
Submit an application and $150 application fee (plus additional processing fees) to TREC either online or through the mail. The application is for an inactive license, meaning you cannot participate in many real estate business activities. Once you’ve completed all the steps in the process and chosen a sponsoring broker, TREC will issue you an active license.
#3: Pass a Background Check
Your fingerprints must be registered with the Texas DPS to conduct a background check. TREC makes it easy to sign up for an appointment on their website if yours aren’t already on file. If you’re worried about clearing the background check, you can request a Fitness Determination to confirm your status before starting your pre-license courses.
#4: Take the Texas Real Estate License Exam
The Texas Real Estate License Exam is split into two portions, covering national and state content. You’re given four hours to complete 125 questions and pass with a score of 70% or higher. After three failed attempts, you’ll be required to take additional education courses. #5: Choose a Sponsoring Broker
All sales agents need a sponsoring broker before TREC will issue their active Texas real estate license.
